Conceptual design and property intelligence
Where conversations
become architecture.
A property is decided long before it is built. We sell that moment: the thinking, the brief, and the concept, set down properly while changing them still costs nothing.
The wedge
The drawings are the cheap part. The thinking is everything.
Every expensive mistake in a building is locked in at the start, when a project is defined, briefed, and given its direction. It is also the cheapest part of the whole process to do well.
Most clients are offered one of two people. The architect who sells the picture and stays quiet on cost and risk, or the builder who delivers the wrong thing competently. Neither sits with you on day zero and tells you the truth.
Indaba is that table. We unbundle the part that is worth a fortune, and sell only that.
The front of the process
We claim the first three stages, and refuse to be dragged downstream.
Strategic definition, the brief, and the concept. Where the value of the work tracks the difficulty of the thinking, not the size of the build.
Should it exist
Strategic definition. Whether this project, on this site, is the right thing to spend a fortune on at all.
The brief
Preparation and brief. The deliverable most clients get catastrophically wrong, framed properly here.
The concept
Concept design. The vision and the direction, set down so every later trade can be hired cheaply against it.
The high fixed fee is the thing that lets you go cheap everywhere else. You commission the thinking, receive a delivery ready concept, then hire the remaining stages competitively. Your total professional fees often come out lower, and the thinking is far better where it matters most.
Where we work
Three kinds of project. One way of thinking.
01
Residential
Private homes, renovations, and the quiet upgrade that changes how a place lives.
02
Hospitality
Boutique estates, lodges, and members spaces, where the idea is the asset.
03
Commercial
Inventing the use that makes a site valuable, before designing the building.
The fire
Bring the dream of a place. Leave with the truth about it.
A guided brief that educates as it listens. Twenty quiet minutes. No bots, no auto booking. A person reads every word and replies.
